HELOC Ontario: Home Equity Line of Credit Rates and Requirements

A HELOC in Ontario is a revolving line of credit secured against your home's equity — you're approved for a credit limit, draw what you need, repay it, and draw again, like a credit card but at a much lower rate.
If a bank has already said no, that's not the end of the road. Private HELOC lenders qualify your property's equity, not your income or credit score — so bad credit, self-employment, or CRA debt often isn't the dealbreaker a bank made it seem.

After several attempts for 3 months, I was disappointed by 2 brokers, they just couldn't deliver what they had quoted. Then I came across Faizal Garasia, after giving him the detail conditions I was in, he gave me instant quotes, and helped me get the mortgage in 3 working days, and closed my condo purchase deal right at the deadline. Fantastic, very focus, great in time communication, unbeatable service attitude to my urgent needs. I recently had the pleasure of working with Mr. Faizal and his team as a mortgage broker. To cut a long story short, I had placed an offer on a property and was struggling to secure approval with my previous mortgage broker. The process was dragging on for several weeks, and I was on the verge of losing hope. I had already invested in inspections and other preliminary steps when I stumbled upon an ad for Faizal's services. Despite it being late on a Friday evening (9:30 pm to be precise), I decided to reach out to him. To my surprise, he responded promptly at 8 am the following Saturday. We sat down for an hour to prepare the file, and his team finalized the details on the same day. By Monday, he had already submitted the file and had some preliminary responses for me. By Wednesday at 2 pm, he had secured a commitment letter from the lender and reviewed the details with my realtor. Over the next two weeks, we worked diligently to remove all conditions and finalize everything for closing. Faizal was consistently available to answer questions, ready to call the lender for updates, and maintained excellent and timely communication. His efficiency was truly commendable. It's worth noting that this was for a property in Alberta, while Faizal is based out of Ontario. Despite the geographical distance and the challenges it presented, he managed to get everything done as promised during our very first call. We were even able to benefit from being in the same timezone. Without Faizal and his team, my purchase would not have been possible. If you're in need of a mortgage broker, I wholeheartedly recommend Faizal. His dedication, professionalism, and efficiency are unparalleled.

What Is a Home Equity Line of Credit (HELOC)?

A revolving line of credit secured against the equity in your home.

“Revolving” is the key word: rather than receiving one lump sum like a traditional loan, you’re approved for a maximum credit limit and can draw funds as you need them, repay what you’ve borrowed, and draw again — much like a credit card, but secured by real estate and carrying a significantly lower interest rate.

Because a HELOC is secured debt, the lender is taking on less risk than with an unsecured product, which is why HELOC interest rates sit well below credit card and personal loan rates. You typically pay interest only on the portion of the credit line you’ve actually drawn, not on your full approved limit, and as you pay down what you owe, that credit becomes available to borrow again without a new application.

    02

    How a HELOC Works

    how heloc works

The lender sets a maximum credit limit based on your home’s appraised value and equity. From there:

1.You draw funds as needed — for a single project or in stages over months or years.

2.You typically make interest-only payments on the amount drawn during the “draw period.”

3.As you repay principal, your available credit replenishes, similar to a credit card.

4.Rates are usually variable, tied to prime rate plus a lender-specific margin, so your payment can change over time as rates move.

5.Some HELOCs are “stand-alone” (independent of your existing mortgage, even with a different lender), while others are “combined” or “readvanceable” products bundled with your mortgage under one credit limit that grows as you pay down principal.

    03

HELOC vs. Home Equity Loan vs. Second Mortgage

These terms get used interchangeably, but they work differently.

Comparison: HELOC vs Home Equity Loan vs Second Mortgage

Comparison — how funds are disbursed and repaid

Feature HELOC Home Equity Loan Second Mortgage
How funds are disbursed Revolving — draw as needed One lump sum upfront One lump sum upfront
Repayment structure Interest-only on amount drawn, flexible Fixed principal + interest Fixed principal + interest
Rate type Usually variable Usually fixed Usually fixed
Reusable without reapplying? Yes No No
Best suited for Ongoing or unpredictable expenses One known, specific expense Borrowers who don't qualify for a HELOC but need equity access

Many homeowners with bruised credit start with a second mortgage to solve an immediate need, then transition into a HELOC — or refinance into a bank-rate product — once their credit and equity position strengthen.

    04

Private HELOC vs. Bank HELOC: What's the Real Difference?

The single biggest distinction is who you’re borrowing from, because it changes what you need to qualify.

Bank / Credit Union vs. Private Lending HELOC Comparison

Bank / credit union vs. private lending — qualification & terms

Bank / Credit Union HELOC Private HELOC
Qualifies The borrower (income, credit, ratios) The property (equity, valuation)
Minimum credit score Typically 680+ No fixed minimum — approvals possible well below 600
Income documentation T4s, pay stubs, Notice of Assessment Minimal to none required
    Stress test required? Yes No
Typical rate range Roughly prime + margin (~7–8%) Roughly 4.95%–14.99%, by equity & lender
Approval / funding speed 2–4 weeks 24–48 hrs to approve; funded in days
Good for Strong credit, verifiable income, best long-term rate Bad credit, self-employed, bankruptcy/proposal, CRA debt, urgent timelines

Neither option is universally “better” — a bank HELOC will almost always be cheaper if you qualify for one. A private HELOC exists for Ontario homeowners who have real equity but don’t fit a bank’s underwriting box right now. It’s frequently used as a bridge: solve the immediate cash need privately, rebuild credit, then refinance into a lower-cost bank product later.

    HELOC Rates Overview
    4.95%*
    HELOC Rates Starting From

Bank and credit union HELOC rates move with the Bank of Canada's overnight rate. Private HELOC rates reflect the equity cushion in your property and the risk the lender takes on by skipping credit/income underwriting — generally ranging from roughly 7.99% to 14.99% in Ontario's private market.

Three factors move your rate the most:

    – Loan-to-value (LTV) ratio — the more equity cushion you keep in the property, the lower the lender’s risk and the better your rate.

    – Credit score — even with private lenders who don’t require a minimum score, a stronger score can still shave points off your rate.

    – Income stability — verifiable income, even non-traditional income, can support better terms even when it isn’t the primary qualifying factor.

Rates and terms vary meaningfully between lenders, which is why comparing multiple HELOC options — rather than accepting the first offer — is one of the most effective ways to reduce your borrowing cost.

    05

How Much Can You Borrow? The LTV Math, Explained

    borrow money heloc

A HELOC secured on its own can provide access to up to 65% of your home’s appraised value. Combined with an existing mortgage, the total cannot exceed 80%.

    HELOC Calculation Example

Example: Your home is appraised at $900,000. Your current mortgage balance is $400,000.

    • Maximum combined borrowing (80% of value): $900,000 × 80% = $720,000
    • Subtract your current mortgage balance: $720,000 – $400,000 = $320,000 available through a HELOC

Private lenders sometimes work with slightly different LTV comfort ranges depending on the property, location and file, but the 65%/80% framework is the standard starting point used across the industry, including by federally regulated institutions.

Who Can Qualify: Bad Credit, Self-Employed & CRA Debt Situations

Because the loan is secured against real, appraised equity, your file doesn’t need to look like a bank’s ideal borrower.

HELOC Solutions: Bad Credit, Self-Employed & CRA Debt

    HELOC With Bad Credit

A low credit score, past bankruptcy, or active consumer proposal will usually stop a bank HELOC application. Private lenders weigh credit history far less. If you own an Ontario property with roughly 20–25% equity or more, a private HELOC is often achievable regardless of score.

    Self-Employed Homeowners

Self-employed income is frequently understated on paper due to legitimate write-offs. Private and alternative lenders focus primarily on your property's equity rather than a Notice of Assessment matching a specific income bracket — removing a common bank-approval roadblock.

    CRA Tax Debt

Owing the CRA doesn't automatically disqualify you. If credit is still reasonably strong, a bank HELOC may work. If a CRA lien has affected your credit file, an equity-based private HELOC or second mortgage is often the more realistic path.

    07

    Common Uses for a HELOC

    Common Uses for a HELOC

Home renovations that increase your property's value or livability.

Debt consolidation — rolling high-interest credit card or personal loan balances (often 19.9%+) into one lower-rate, secured line.

Covering tuition or other large, planned expenses.

Bridging cash-flow gaps for self-employed borrowers with irregular income.

Leveraging equity for business capital or a down payment on another property.

Emergency expenses that would otherwise go on a high-interest credit card.

    08

Using a HELOC for an Investment Property

A HELOC isn’t limited to your primary residence’s own upkeep. Many homeowners use the equity built up in their principal residence to fund the down payment, renovation, or improvement costs on a second property — effectively using one property’s equity to grow a real estate portfolio without liquidating other assets or waiting to save a new down payment from scratch. This strategy works with both bank and private HELOCs, though private options are often used when the investment timeline is tight or the borrower’s income structure doesn’t fit standard bank underwriting.

    09

How to Apply for a Private HELOC: The Process

    04

Documentation: Typically just proof of ownership, ID, and a recent mortgage statement or property tax bill — minimal income documentation required.

    05

Approval: Many private HELOC files are approved within 24–48 hours.

    06

Funding: Funds are typically available within a few business days of final approval.

    02

Bank HELOC vs. Private HELOC: Which Is Right for You?

    Bank vs. Private HELOC Criteria

Choose a bank or credit union HELOC if:

    • You have strong, verifiable income
    • Your credit score is above roughly 680
    • You can comfortably pass the mortgage stress test

You'll get the lowest long-term cost.

    Choose a private HELOC if:

    • A bank has declined you
    • You're self-employed with complex income
    • You have a past bankruptcy or consumer proposal
    • You owe CRA, or need funds faster than 2–4 weeks

    10

Real Result: How a Private HELOC Helped One Ontario Homeowner

CLIENT SCENARIO (details anonymized): A GTA homeowner had roughly $320,000 in equity but was carrying $45,000 in re-accumulating credit card debt after a past bankruptcy discharge — enough that no bank would approve a HELOC application. We matched her with a private lender for a $180,000 first-position HELOC. She used it to pay off the high-interest debt entirely, dropping her monthly obligations by over $1,000. Eighteen months later, with her credit rebuilt, she refinanced into a bank-rate HELOC at prime-plus pricing.

    Frequently Asked Questions

    Comprehensive HELOC FAQs
What credit score do I need for a HELOC in Ontario?

Banks typically want a credit score of 680 or higher, along with confirmed income and a passing result on the mortgage stress test. Private HELOC lenders generally have no fixed minimum score — approval is based primarily on the equity in your home, so applicants with scores well below 600, past bankruptcies, or consumer proposals can still qualify.

Can I get a HELOC with bad credit?

Yes. Private and equity-based lenders weigh the value and equity in your property more heavily than your credit history. If you have at least 20-25% equity in your home, a private HELOC is often achievable even with a low score, a recent consumer proposal, or a discharged bankruptcy.

How much can I borrow with a HELOC?

In Canada, a HELOC can provide access to up to 65% of your home's appraised value on its own. If it's combined with your existing mortgage balance, the total of both cannot exceed 80% of your home's value. See the worked example above for how this is calculated on a real property value.

What is the difference between a HELOC and a home equity loan?

A HELOC is revolving — draw, repay, and draw again — with interest charged only on what you've used. A home equity loan provides one lump sum upfront with fixed repayment. A HELOC suits ongoing needs; a home equity loan suits a single, known expense.

What is the difference between a HELOC and a second mortgage?

A second mortgage is a lump-sum loan registered behind your first mortgage with fixed payments. A HELOC is revolving credit you can draw and repay repeatedly without reapplying. Borrowers with bruised credit often start with a second mortgage, then move to a HELOC as their file strengthens.

How fast can a private HELOC be funded?

Many private HELOC applications are approved within 24-48 hours and funded within a few business days, compared to two to four weeks or more for a bank HELOC.

Are private HELOC interest rates higher than bank rates?

Generally yes, reflecting the added risk private lenders take on by skipping strict credit and income requirements. Private HELOC rates are still typically well below credit card or unsecured personal loan rates.

Can self-employed homeowners qualify for a HELOC?

Yes. Private and alternative lenders focus primarily on home equity rather than requiring T4s or a Notice of Assessment matching a specific income threshold, which removes a common roadblock for business owners.

Can I get a HELOC if I owe money to the CRA?

It depends on your credit standing and equity. If credit is still reasonably strong, a bank HELOC may be possible. If CRA debt has affected your credit or a lien has been registered, a private, equity-based HELOC is often the more realistic path.

Can a HELOC be used for an investment property?

Yes. Many homeowners use equity in their primary residence to fund a down payment, renovation, or improvement on an investment property.

    Is a HELOC interest-only?

Many HELOCs allow interest-only payments on the amount drawn, keeping monthly payments lower, though the balance remains outstanding until repaid. Rates are usually variable, so payments can change over time.

What documents do I need to apply for a private HELOC?

Typically proof of property ownership, a recent mortgage statement or property tax bill, government-issued ID, and a property valuation. Extensive income documentation is usually not required.
